Spring 2026 Playbook: When to List Your Johnson County Home, and Why This Year Is Different

Timing a listing is usually a debate about the calendar. This spring it’s also about rates — and 2026 handed sellers something they haven’t had in years.

What changed in February

In late February 2026, the average 30-year fixed mortgage rate fell to 5.98% — the first time below 6% in three and a half years, according to Freddie Mac. It ticked back up into the low 6s through March. That dip did exactly what dips do: it pulled sidelined buyers off the bench right as spring inventory was arriving. More buyers, same houses, is the definition of a seller’s window.

When to list, specifically

  • Late March through April is the strongest listing window in Johnson County most years: buyers are active, school-year moves are being planned, and homes show at their best.
  • Don’t chase the last week of April. Being fully prepped and live in late March means you meet the buyer wave rather than following it. If you haven’t started, read the winter prep sequence — it can be compressed.
  • Luxury listings run their own calendar. Homes in Leawood or the $2M tier sell to a smaller buyer pool that’s less seasonal and more relocation-driven. Timing there is about exposure to the right network, which is where KW Luxury matters.

Pricing in a rate-driven market

When rates fall, some sellers overreach on price. Buyers have more room, but they also have more choices. The winning strategy is pricing at the market to create competition, then letting multiple offers do the work — that’s where my RENE negotiation certification earns its keep. Overpricing into a buyer wave means watching it pass you by.

Frequently asked questions

When is the best time to list a home in Johnson County?

Late March through April is typically the strongest window, when buyer activity peaks and homes show at their best. Being fully prepped and live by late March lets you meet the buyer wave.

What were mortgage rates in spring 2026?

According to Freddie Mac, the 30-year fixed rate averaged 5.98% in late February 2026, the first sub-6% reading since 2022, before rising into the low 6% range in March.

Should I price higher when rates drop?

Generally no. Lower rates bring more buyers but also more competing listings. Pricing at market to generate multiple offers usually nets more than overpricing.
