I'm Becky. I sell luxury homes in Johnson County — Leawood, Mission Hills, Hallbrook, Prairie Village, Lake Quivira, and the corridors in between. How I actually do this.
I take fewer listings than most agents in this price range. That's on purpose. When you hire me, you get me — not a team member, not an assistant, not someone you've never met handling your showings. Me. On the prep walk-through, the staging conversation, the photographer brief, every offer, every negotiation.
The reason I work this way is simple: the houses that sell fast for the highest net are the ones that were prepared correctly before a single buyer walked through. Inventory is tight. The buyers who are out there are serious, and they're also discerning. They're not forgiving sloppy presentation. Three of my listings have gone under contract with multiple offers in the last 30 days — because the houses were ready.
That means I'm going to be direct with you about what needs to happen before we list. Sometimes that's staging. Sometimes that's a photographer who knows what they're doing. Sometimes it's "let's hide the fence in the photo so the house is the hero, not the gnarly driveway." The details matter. I notice them so you don't have to.

What I tell buyers right now.
The rate environment is going to shift. When it does, every buyer who's been sitting on the sidelines waiting will come back at the same time — and prices will jump because they're all competing for the same inventory. Right now, you're paying fair market value. That's a better position than fighting eight offers at 10% over ask in six months.
If you have to make a change — job, family, life — make the change. The rate is something you can adjust later. The house is the house.
