A working agent.
Your home.

I'm Becky. I sell luxury homes in Johnson County — Leawood, Mission Hills, Hallbrook, Prairie Village, Lake Quivira, and the corridors in between. If you're reading this, you're probably trying to figure out if I'm the right person to sell your home or help you find your next one. Let me just tell you how I work.

Becky Harper — Johnson County Luxury Real Estate Agent — Keller Williams Realty Partners
Your Luxury Agent

How I actually do this.

Realtor · Keller Williams Realty Partners · 6850 College Blvd, Overland Park, KS 66211

I take fewer listings than most agents in this price range. That's on purpose. When you hire me, you get me — not a team member, not an assistant, not someone you've never met handling your showings. Me. On the prep walk-through, the staging conversation, the photographer brief, every offer, every negotiation.

The reason I work this way is simple: the houses that sell fast for the highest net are the ones that were prepared correctly before a single buyer walked through. Inventory is tight. The buyers who are out there are serious, and they're also discerning. They're not forgiving sloppy presentation. Three of my listings have gone under contract with multiple offers in the last 30 days — because the houses were ready.

That means I'm going to be direct with you about what needs to happen before we list. Sometimes that's staging. Sometimes that's a photographer who knows what they're doing. Sometimes it's "let's hide the fence in the photo so the house is the hero, not the gnarly driveway." The details matter. I notice them so you don't have to.

"Date the rate. Marry the house."
Becky Harper · What I Tell Buyers Right Now
For Buyers

What I tell buyers right now.

The rate environment is going to shift. When it does, every buyer who's been sitting on the sidelines waiting will come back at the same time — and prices will jump because they're all competing for the same inventory. Right now, you're paying fair market value. That's a better position than fighting eight offers at 10% over ask in six months.

If you have to make a change — job, family, life — make the change. The rate is something you can adjust later. The house is the house.

Where I Work

The neighborhoods I know best.

My business is concentrated in Johnson County's luxury market. Each enclave has its own buyer profile and its own trading culture. Knowing which one fits which client is most of the job.

Leawood

Custom Builds · Executive Families

The biggest concentration of executive families in Johnson County. Custom builds, top schools, the Hallbrook and Mission Farms corridors.

Mission Hills

Old Money · Estate Lots

Old-money estates, mature lots, architectural history, and a quiet trade culture where some of the best properties never publicly list.

Explore Mission Hills →

Hallbrook

Gated · Golf Course

Gated, golf course, custom architecture, a lot of relocations. Probably the most consistently asked-about luxury community in Johnson County.

Honest Positioning

What I'm not.

I'm not going to send you a recycled spring cleaning checklist. I'm not going to forward you the same market report every other agent in the brokerage forwards to their clients. I'm not going to pass you off.

I think most luxury real estate marketing sounds the same because most of it is the same. My clients deserve better than that. When you hear from me, it's because I actually have something to say about what's happening in the market — what's closing, what's sitting, where the multiple offers are, what buyers are walking away from. The real stuff.

Why People Hire Me

I treat every listing
like it's my own family's.

That sounds like something everyone says, but it's the only way I know how to do this job. If I wouldn't want my own home photographed that way, I'm not letting yours be. If I wouldn't want my own family to take that offer, I'm telling you why I think we can do better.

I work hard. I show up. I answer the phone. When something's wrong, I tell you it's wrong. When something's right, I tell you that too.

Common Questions

Questions buyers and sellers actually ask.

Honest answers to the questions Becky hears most. If you have one that isn't here, the fastest way to get it answered is to text or call.

Ask Becky Directly

Most of Becky's work is between $750,000 and $4M across Johnson County's luxury corridor, with regular activity above that in Mission Hills, Hallbrook, and select Leawood pockets.

Yes. Sellers receive prep, pricing, and presentation strategy — the work that decides whether a home sells in two weeks or sits for three months. Buyers receive neighborhood matching, off-market awareness, and honest counsel on offers.

Yes. Becky keeps her client list small on purpose. Every client works with her directly and has her cell phone number.

Yes. Executive relocation is a significant part of Becky's business. She walks buyers through neighborhoods over video before they fly in, lines up showings for their visit, and helps them understand what their money actually buys here compared to where they're moving from. More on relocation here.

Becky takes fewer listings than most agents in this price tier, on purpose. Every transaction gets her direct attention — prep, staging, photography brief, pricing, marketing, negotiation. She treats every listing like it's her own family's home going up for sale.
