The luxury market everyone fights to enter.

Most of my executive relocation clients land in Leawood. There are reasons for that — and they hold up on inspection, not just on paper.

Leawood has the highest concentration of executive families in Johnson County. The schools are Blue Valley USD 229, which is consistently nationally ranked. The lots are big enough for the homes the buyers in this tier actually want — pools, outdoor kitchens, real backyards, mature landscaping. The commute is reasonable to downtown, the Plaza, and KCI. And the architectural variety actually exists — you can find traditional brick estates, modern custom builds, French country homes, and transitional designs sometimes within the same subdivision.

The corridors that matter most: Hallbrook (gated golf community, $1.2M–$5M+), Mission Farms (newer luxury with walkability, $900K–$2M), Pavilions of Leawood ($1M–$2.5M custom), and the older estate streets in north Leawood where some of the best homes never publicly list.

What's actually closing right now: well-prepped custom homes in the $1.25M–$2.5M range are seeing multiple offers in the first weekend. Above $3M, the market is more selective — buyers are still active, but they're discerning about presentation and price. Aspirational pricing isn't getting rewarded.
