What makes Hallbrook different.

Hallbrook isn't a generic gated neighborhood. The combination of features doesn't really exist elsewhere in Johnson County:

  • Gated entry with real security. Manned gate, controlled access, deeply private interior streets.
  • A private golf course at the center. Hallbrook Country Club is a private club within the community, so the course isn't a public-facing amenity that brings outside traffic.
  • Custom architecture. Homes were designed individually. You don't drive through Hallbrook seeing five versions of the same elevation.
  • Generous lots. Most homes sit on half an acre to over an acre, with deep setbacks and mature landscaping.
  • A buyer profile that socializes. Relocating buyers tell me Hallbrook felt like a neighborhood from the first showing.

Architecture and inventory

Most Hallbrook homes range from 4,000 to 9,000+ square feet. Styles include traditional brick estate homes (dominant in older sections), French country and European-influenced designs (common in the central village), modern and contemporary custom builds (newer subdivisions), and transitional designs blending traditional exteriors with modern interior layouts (increasingly common on remodels). Lot sizes start around a third of an acre and run up to multiple acres. Golf course frontage carries a premium and is limited.
